The Zomerhofkwartier is a unique part of Rotterdam’s ‘almost city center’. It is a typical Rotterdam neighborhood with its own identity, shaped by entrepreneurship, social initiatives, and vibrant communities. Developers Leyten and Stebru, together with a team of various architectural firms, won the tender for the area development of the current ZOHO.

Currently, ZOHO is the place for creative entrepreneurs, but soon it will also be possible to live there. This will further develop the area into the city's new neighborhood. A place where you want to live, work, and relax.
We are developing the area plan together with a team of various agencies, including ECHO urban design, Orange Architects, More Architecture, and Studio Nauta.
The plan builds on what already exists: a strong community of creative entrepreneurs. New layers are added to the existing plots to create living space for current and new residents. The layers consist of three living environments: the first layer is the existing industrial makers’ layer, above that comes a rooftop park, and above that is the city layer with housing.
We are responsible for the development of two buildings with a volume of 20,868 m2 at the corner of Teilingerstraat and Vijverhofstraat. The buildings will include owner-occupied homes, as well as social and private rental housing. There will also be a sports hall, hospitality venues, an addiction care facility, and space for various commercial functions.
