The current Rivium business park, on the edge of Capelle aan den IJssel, is known as a traditional office park. However, the area overlooking the Rotterdam skyline is set to undergo major changes in the near future. The municipality and various property owners are working on developing a vibrant new urban district where living and working come together. Commissioned by Magis Vastgoed, we are designing one of the major transformation projects in the area: turning an existing office plot into a lively residential and working environment.

The design is one of the large-scale plans being developed along the Rivium Boulevard. The various development quadrants are located along this boulevard. Within the quadrant, we follow a design strategy in which a closed building block forms the basis.
This building block has been left open at strategic locations, creating openings from the inner area to the boulevard and the park behind. Above the plinth, various volumes and towers with a diverse residential program rise up. At the heart of the block lies a two-level parking garage, topped by a communal courtyard garden.
In collaboration with the client, a program was developed in which the mixed-use concept is central. In addition to space for living, there is ample room for work, recreation, entrepreneurship, and creativity. For example, a two-layer plinth with workspaces and hospitality will be created along the boulevard.
