A small social oasis in the busy city
Via Insulae will become the link between the urban Spoordriehoek and the green Hofbogenpark in Rotterdam. A building with 28 urban owner-occupied homes along an atmospheric passage that connects the city with the park.

Urban planning concept
For the new building, an urban planning approach was chosen that continues the curvature of the existing street façades and gives a strong closure to the new development on Insulindestraat. By placing the building block on one side of the plot, an open space is created between the building and the mosque. This light passage forms the Via Insulae.
Architecture
The architecture on Insulindestraat combines historical influences with modern elements, fitting the industrial character of the Spoordriehoek. Symmetrical facades and window divisions reference the past, while subtle entrances emphasize the passage and gallery. Towards the Hofbogen, the facades become more dynamic, featuring setbacks, facade shifts, and greenery. Strategically placed balconies encourage interaction and create a playful transition between the sides of the building.
Ecology, climate and sustainability
The building focuses on ecology and biodiversity with façade planting, green roofs, communal gardens, and facilities for insects, birds, and bats. Rainwater is reused, and heating and cooling are provided via a ground source and heat pumps. Solar panels and circular materials, such as recycled concrete, ensure a high sustainability score.
Living in Via Insulae
Via Insulae offers flexibility in housing types and floor plans, with standard floors containing five apartments, each with its own outdoor space. The corner balconies benefit from morning or evening sun, while larger balconies overlook the passage. Thanks to its location and the use of greenery, the building remains cool without excessive heat buildup. The building’s internal street provides central access to both the apartments and shared outdoor spaces, such as the rooftop garden and patio.
